chevron_rightWhat do my HOA dues pay for?
The association is responsible for paying all operating expenses, as well as maintaining funding
for the reserve account.
A brief outline is listed below of items that your homeowner dues contribute to:
- The general maintenance of all common areas, i.e. landscape services which include mowing, edging, tree trimming and fertilization/weed control.
- Replacement of trees and shrubs.
- Installation and maintenance of seasonal color changes for the entrance flower beds.
- The cost of electricity to operate the lighting and irrigation system at the entrance and common area of the community.
- The cost of repairs and general maintenance of the entrance and irrigation systems, i.e. replacing broken sprinkler heads, valves, etc.
- The cost of miscellaneous common area repairs, i.e. minor landscape material replacements, etc.
- The cost of legal and tax services, including annual audit.
- The cost of insurance premiums, corporate and federal tax obligations.
- The cost of correspondence letters to homeowners, processing ACC Requests, postage, etc.
Please keep in mind that this represents only a portion of the services that homeowner’s dues
provide for the neighborhood. The Board of Directors have many responsibilities, including continual review of the Association’s budget to decide if current homeowner dues are sufficient in order to fund the
community’s upcoming annual expenditures, such as landscape maintenance, water and
electrical increases for the common area lighting and irrigation and so on.

chevron_rightWhat do I need ACC approval for?
As a SK Willow Ridge Estates homeowner, you must obtain written approval from the ACC Committee to make any exterior changes to your home or lot before work begins, regardless of what contractors and other vendors may tell you, and regardless of any Town permits. This includes work such as roofing, painting, decks & patios, walks and driveways, landscaping (including planting of trees), room additions, and installation of windows, front doors and garage doors, solar panels, sheds and play structures etc. ACC Request forms can be found on the Documents link on this website. Allow up to 30 days for the complete process, although most requests will be answered within one week of receipt of the completed request.
Final approval must be in writing. If you are unsure of whether a particular project requires ACC approval, please contact the ACC Commitee at ACC@skwillowridgeestates.com.com. Thank you!

chevron_rightWhen can I water my grass?
When Fort Worth initiates Stage 1 of its Drought Contingency Plan, landscape watering is limited to a twice-per-week schedule. This includes parks, golf courses and sports fields. Watering with a soaker hose, drip irrigation or by handheld hose is allowed at any time.
Year-round requirements remain in effect.
•Watering with a soaker hose, drip irrigation or by hand-held hose is allowed at any time.
•No watering with irrigation systems or sprinklers between 10 a.m.- 6 p.m.;
•No watering hard surfaces;
•No watering during precipitation; and
•No water waste through runoff, missing, misaligned or broken sprinkler heads.
